Real Estate Software Development

Property software is a data quality problem before it is anything else. Listings arrive from many sources in inconsistent shape, and a transaction generates months of documents that must remain findable.

What makes this sector different

Constraints specific to real estate

The problems that shape software here, and that generic engineering tends to discover late.

Property data arrives inconsistent

Feeds from agents, portals and public records disagree on addresses, measurements and status. Normalisation and deduplication are core functionality.

Transactions run for months

A property transaction involves many parties over a long period, with state that must survive staff changes and remain auditable throughout.

Documents are the process

Contracts, surveys, searches and disclosures accumulate constantly, and finding the current version of the right document is most of the work.

Media is heavy and central

Photography, floor plans and virtual tours dominate both page weight and buyer decisions, which makes delivery performance a conversion issue.

What we build

Software we build for real estate

Listing platforms

Search, filtering and media-heavy presentation built for fast delivery, with feed ingestion and normalisation behind it.

Property management systems

Tenancy, maintenance, inspection and payment tracking across portfolios, with tenant-facing self-service.

Transaction management

Milestone tracking, document handling and multi-party coordination across a long-running process.

Data ingestion and matching

Feed processing with address normalisation, deduplication and confidence scoring where sources conflict.

Regulatory context

Standards that apply to software in this sector

What the software has to be built to satisfy. Which of these apply to you depends on your jurisdiction, your data and your customers.

Fair housing (US)

  • Fair Housing Act
  • Non-discriminatory targeting

These are the standards we design and build to meet. Certification or attestation of your organisation is a separate exercise, carried out by a qualified assessor — we can support that process with documentation and evidence, but we do not certify it.

Questions

Real Estate: common questions

Something specific to your operation?

Send it over — sector questions are the ones we most like getting.

Ask us
  • 01

How do you handle listing feeds from multiple sources?

By normalising at ingestion and keeping provenance. Addresses are standardised, duplicates matched across sources, and where sources disagree the system records which said what rather than silently picking one — so a wrong figure can be traced to its origin.

  • 02

Can you integrate with MLS or portal feeds?

Yes, where access is available to you. RESO standards have improved consistency considerably in North American markets; elsewhere feeds remain more varied, and the integration work scales with that variety.

  • 03

How do you handle media performance?

Property media is usually the single largest contributor to page weight. Responsive formats, aggressive derivative generation, lazy loading below the fold and CDN delivery typically transform listing page performance without touching the imagery quality buyers see.

  • 04

What does fair housing mean for a listing platform?

In the US, that search, recommendation and advertising features must not enable discrimination on protected characteristics — which has direct product consequences for how targeting and filtering are designed. It is worth involving counsel early, because the constraint shapes features rather than just copy.
